Why a Second Opinion Made Sense
This home, located in the Andalucia community in western Lake Worth, was under contract preparation for sale. The homeowner had noticed water staining on the ceiling and needed a reliable answer before moving forward. A previous roofing company had identified the dryer vent as the suspected leak source and proposed a repair of nearly $2,000. The homeowner had questions about that diagnosis, and a real estate agent who works with BLU Roofing referred us for a second opinion.
We are not in a position to say what testing another company did or did not perform. What we can say is that the visible ceiling stain, the attic evidence, and the dryer-vent location did not line up during our inspection. A correct repair starts with a correct diagnosis. When the source is uncertain, replacing the first component that appears suspicious can be expensive and still leave the homeowner with the same leak.
For a homeowner preparing to sell, that distinction matters even more. The goal is not simply to produce an invoice showing that a repair was performed. The goal is to identify the actual source of the water intrusion, correct it, and have confidence that the repair will hold during the next rainfall.
The Attic Evidence Did Not Match the Dryer Vent
We started where a proper leak inspection should start: inside the home and inside the attic. The stain location is a clue, but it is not a map. Water can travel along the underside of roof decking, along framing members, down plumbing pipes, or along other building components before it becomes visible on a ceiling.
At the dryer-vent area, we did not find evidence of active or prior water intrusion that correlated with the ceiling staining. About five feet away, however, we found moisture around a separate vent pipe penetration. That gave us the right general area, but it did not prove the cause.

There were several possible explanations. Water could have been entering around the roof penetration. The vent pipe itself could have been leaking. A 90-degree elbow fitting inside the attic could have been compromised. Or there could have been another small defect nearby. Each possibility needed to be tested, rather than repaired on assumption.
Controlled Testing, One Possibility at a Time
Once we narrowed the general area, we used a controlled hose test to eliminate each possible source individually. This is a straightforward method, but it needs to be performed patiently. Applying water broadly over a large area can make it difficult to know which detail is actually leaking. The point is to isolate one component at a time while someone checks the attic for water.
First, we hose-tested the roof penetration and the surrounding roof area. We checked from inside the attic, and nothing showed up. Next, we ran water through the vent pipe itself to rule out a leak in the pipe or its 90-degree elbow fitting. We went back into the attic, and again found no water. At that stage, we had enough evidence to rule out the primary penetration and the vent pipe as the source.

These steps were not wasted time. They were the work. A small amount of sealant may ultimately be all a repair needs, but the skill and value lie in proving what needs to be sealed, and just as importantly, what does not.
The Actual Source: A Small Gap at the Lead Pipe Boot
With the main penetration and the vent pipe ruled out, we returned to the roof and examined the lead pipe boot more closely. Lead boots are designed to conform around a pipe penetration, but a tiny gap at the lip can become a path for water under the right conditions, especially during wind-driven South Florida rain.
We noticed a very small opening at the lip of the lead pipe boot. Rather than treating it as a theory, we concentrated water directly on that exact point for an extended period. Back in the attic, we finally reproduced the leak. A small amount of water began dripping down the outside of the pipe. We had found the actual source of the ceiling stain.
That result explains why the dryer-vent repair would not have been the right first move. The dryer vent was not the problem based on the interior evidence and the controlled tests. The leak was coming from a distinct penetration roughly five feet away.
Why Roof Leak Diagnosis Matters More Than Guessing
Roof leaks are rarely as simple as they appear from the ceiling below. The location of a water stain can be displaced from the actual entry point, especially on a two-story tile roof with framing, penetrations, and attic space that allow water to travel. That is why a visual roof check alone can be misleading.
For difficult leaks, BLU Roofing combines the following information before recommending a repair:
- The precise location of the interior ceiling stain.
- Attic conditions, including moisture, water marks, and the direction water is traveling.
- Exterior roof conditions around every relevant penetration and flashing detail.
- Controlled hose testing, when the source cannot be proven through inspection alone.
The objective is not to identify something that might be leaking. The objective is to reproduce the leak and prove exactly where the water is getting in before repairing it. That approach prevents unnecessary work, protects the homeowner’s budget, and gives the repair a much higher chance of lasting.
It is also why a second opinion can make sense when a diagnosis or estimate does not add up. The lowest quote is not automatically the right answer, and neither is the highest. The right answer starts with knowing what actually needs to be fixed.
The Repair and the Result
Once we isolated the exact source, the repair itself was simple. We allowed the lead pipe boot to dry, then properly sealed the small opening at the lip. There was no need to replace the entire pipe boot, repair the dryer-vent area, or start replacing unrelated roof details because those components had been tested and ruled out.
The inspection and repair were completed the same day. The service call and repair total was $500. The value was not the small amount of sealant used at the end. The value was the diagnostic work involved: multiple trips onto a two-story tile roof, attic access, a 40-foot ladder, controlled water testing, and the experience to eliminate each possible source without jumping to the most expensive repair.
More than a month and a half after the repair, the homeowner had experienced plenty of South Florida rain without any further leaking. That follow-up period provided an additional layer of confirmation that the correct source had been identified and repaired.

How We Got There: The Flat Roof Call
This visit started with a referral from a real estate agent partner. The home is being prepared for sale in Steeplechase, and the agent identified that the flat roof section needed to be replaced before listing. That is a common scenario in Palm Beach Gardens, where many homes have a combination of a pitched concrete tile roof and a flat section over a garage, patio, or addition. We came out, assessed the flat roof, and submitted a bid for that replacement.
While we were already on the property, we did what any thorough roofing contractor should do: we walked the entire roof and the full property perimeter. If you are going to get on a roof, there is no reason to look at only one section. A complete walkthrough takes a relatively small amount of additional time and gives the homeowner a full picture of everything going on above their heads, not just the one issue that prompted the call.
At the end of the visit, we provided a full written inspection report documenting every finding on the property, with photos, condition notes, and our honest assessment of what needs immediate attention versus what can be monitored over time. The flat roof needs to be replaced. The main tile roof, despite its repair history, does not, and here is why.
What We Found on the Tile Roof
The main tile roof is approximately 18 years old and sits at a 7/12 pitch, which is a steeper-than-average pitch for South Florida. Here is what the inspection turned up:
- Three previous repairs: Evidence of prior repair attempts at three separate locations on the roof.
- One active leak: One location with an ongoing water intrusion issue.
- Slipping tiles: Several tiles that have shifted out of position, which can create gaps and expose the underlayment to direct water flow.
- Fascia damage: Sections of fascia board that need attention, likely from water exposure over time.
- Mechanically fastened tile system: The tiles are attached with one screw per tile, with no foam adhesive. There is a single layer of self-adhered underlayment installed direct-to-deck beneath them.
On paper, that list sounds like a roof that is at the end of its useful life. In practice, the picture is more nuanced.
Why I Voted Repair, Not Replace
The recommendation here is to repair the tile roof, not replace it, and the reasoning comes down to two things: age and leak pattern.
At 18 years old, a concrete tile roof in South Florida is not old. Concrete tile is one of the most durable roofing materials available, with a properly installed system capable of lasting 40 to 50 years or more. The tile itself on this roof is not failing. The field of the roof is intact. There is no widespread granule loss, no systemic cracking, and no evidence that the tile as a material has reached the end of its serviceable life. Recommending a full replacement on an 18-year-old tile roof with no systemic failure would not be an honest assessment.
The second factor is the repair history. Four leak areas over 18 years sounds like a lot until you look at where those leaks occurred.
What the Leak Pattern Actually Tells You
Every single one of the four leak areas on this roof occurred at a high-flow water area or a roof penetration: three returns and one penetration. Not one of the leaks originated in the open field of the roof. That is a critical distinction.
A roof that is leaking in random locations across the field, with no clear pattern, is a roof where the underlayment system is failing broadly. That is a replacement conversation. A roof where every single leak has occurred at a return, a valley, a penetration, or a transition point is a roof where the installation details at those specific locations were not built to a high enough standard. That is a repair and reinforcement conversation.
High-flow water areas are exactly what the name implies: locations on the roof where water concentrates, accelerates, and exerts significantly more pressure on the roofing system than the open field does. Returns, valleys, roof-to-wall transitions, and penetrations all fall into this category. When these areas are built to the minimum code requirement and nothing more, they are the first places a roof will develop problems over time. That appears to be what happened here.
How BLU Roofing Installs Differently
This inspection is a useful illustration of why we build our roofing systems the way we do. Building code establishes the minimum requirement. We do not want the most vulnerable areas of a roof built to the minimum.
On every BLU Roofing reroof, the high-flow water areas receive additional layers of protection beyond what code requires. Valleys get ice and water shield as a first layer, then valley metal, then CertainTeed SA granulated cap sheet on top. Returns and roof-to-wall flashings get ice and water shield underneath them before the flashing is installed. Penetrations get additional peel-and-stick membrane applied around the full perimeter of the base flashing. The perimeter eave gets ice and water shield before the drip edge and before the field underlayment.
The field of the roof gets Polyglass TU Plus single-ply self-adhered underlayment installed direct-to-deck, and the tiles are set with ICP Polyset AH-160 two-part polyurethane foam adhesive rather than mechanical fasteners. Foam adhesive means no screws or nails penetrating the underlayment across the field of the roof. The only mechanical fasteners in the field are at the perimeter row, where code requires a higher wind uplift resistance.
The roof we inspected in Steeplechase was built with one screw per tile and a single layer of self-adhered underlayment, with no additional reinforcement at the high-flow areas. That system meets the minimum code requirement. It is also the reason this roof has had four leaks in 18 years, all at the exact locations where the system was most vulnerable.
The Takeaway for Homeowners
If you are a homeowner in Steeplechase or anywhere in Palm Beach Gardens dealing with a tile roof that has had multiple repairs, the most important question is not how many repairs there have been. It is where the repairs have been and why.
Multiple repairs concentrated at high-flow water areas and penetrations tell a different story than repairs scattered across the field of the roof. The first scenario points to installation details that were not built to last. The second points to a system that is failing broadly. Before agreeing to a full roof replacement, make sure you understand which situation you are actually in.

The Estimate Process
This project started with a phone call from a homeowner in Lake Charleston who had been following BLU Roofing on social media and had watched enough of our content to feel confident in reaching out. When a homeowner comes to us already educated about the process, it makes for a much smoother experience for everyone.
Before putting together an estimate, we do a full roof inspection. This is not just a quick look from the driveway. We get on the roof and assess the condition of the existing tile, the underlayment, the flashings, the fascia, the decking, and every penetration on the roof. We also ask the homeowner the right questions: Where are you in the decision-making process? What is your timeline? What is most important to you in choosing a contractor? What concerns do you have about the process? Understanding what matters to the homeowner is just as important as understanding the condition of the roof.
Once the estimate was ready, we sat down together with the homeowner and his wife and walked through the entire scope of work, the materials, the process, and the timeline. We do not email estimates and wait for a call back. We review them in person so every question gets answered before a decision is made.
HOA Approval and Permitting
Lake Charleston is governed by the Lake Charleston Homeowners Association, which requires that any reroof use concrete tile matching the community’s approved materials list. This is common in Palm Beach County HOA communities, and it is something we handle routinely. The HOA had a pre-approved list of tile profiles and colors to choose from, and we worked with the homeowners to select the right option.
They chose the Eagle Malibu profile in Palm Beach Blend, a warm, multi-toned blend that complements the stucco homes throughout Lake Charleston beautifully. We had already completed a roof in this exact color and were able to send them photos of the finished product so they could see exactly what their home would look like before committing. They loved it, and so do we.
We handled the full HOA application: certificates of insurance listing both the association and the homeowner as additional insured, our contractor license, the product specifications, and photos of a completed reference roof. The HOA approved the application promptly.
On the permit side, this project fell under Palm Beach County Unincorporated jurisdiction. We submitted a complete permit application, and the county approved it within a few days. A fast permit turnaround comes from submitting everything correctly the first time. Incomplete applications are the most common reason permits get delayed, and we have a thorough checklist to prevent that.
The My Safe Florida Home Program
This homeowner had already been approved through the My Safe Florida Home program and had a $10,000 grant available. The program provides eligible Palm Beach County homeowners with matching grants for hurricane mitigation improvements, including qualifying roof replacements. For a $20,000 reroof, the state’s 2-to-1 matching grant covers $10,000, meaning the homeowner pays their portion and receives a reimbursement check from the state after the work is complete and passes final inspection.
It is important to understand that the program does not pay the contractor directly. The homeowner pays the full invoice, and then BLU Roofing helps put together the complete reimbursement packet, including the paid invoice, permit documentation, final inspection records, and all required product approval paperwork. Tile Ordering and Timeline Management
One of the most misunderstood aspects of a tile reroof is the timeline, specifically the relationship between when you order the tile, when you tear off the old roof, and when the tile arrives. This is where poor planning by a contractor can cause significant delays for a homeowner.
Because the Lake Charleston HOA can take up to 30 days to approve an application, we ordered the tile immediately after the contract was signed, scheduling delivery approximately two to two and a half months out to account for both the HOA approval timeline and the manufacturer’s lead time. The HOA approved the application quickly, which was great, but the more important planning factor was the tile delivery.
We received notification that the tile was ready approximately three weeks ahead of the scheduled delivery date. This is why the following rule is critical: a roofing contractor should tear off a tile roof approximately two to four weeks before the expected tile delivery date. If the tile arrives early and the roof is not dried in and ready, you miss your delivery window and go back to the end of the queue, potentially adding weeks to the project. We were ready. The roof was torn off and dried in on Thursday and Friday, and when the early delivery notification came on Friday afternoon, we were already prepared to receive it.
We had a seven-day window to schedule the delivery date from the moment we received that notification. We coordinated the install crew to pop the lines on Monday, scheduled tile delivery for Wednesday, and had the install crew back on Thursday. The tile was fully installed by Friday morning, exactly one week after the tear-off. That is what efficient project management looks like on a tile reroof.
Tear-Off, Inspection, and Dry-In
On tear-off day, we protect the property first: driveway, landscaping, and anything adjacent to the work area. This project had a zero lot line, meaning the neighboring homes are directly adjacent with no side yard buffer. We introduced ourselves to the neighbor before work began, explained what we were doing and how long it would take, and committed to keeping his side of the property as protected as possible throughout the process. He had been through a reroof himself and appreciated the communication. At the end of the job, he confirmed his property was left in perfect condition.

The tear-off process involves removing all tile, all underlayment, and the entire roofing system down to the bare plywood decking. Any rotted, deteriorated, or damaged plywood is identified, photographed, and replaced. The same applies to fascia boards. We document everything with photos throughout the entire process using CompanyCam, so there is a complete photographic record of every condition we found and every repair we made.
Once all bad wood is replaced, the first city inspection takes place. This is the sheathing and re-nail inspection, which verifies that the roof deck is nailed to current building code standards and that there is no rotted or deteriorated decking remaining. In Palm Beach County Unincorporated, all inspections are conducted virtually: Peter gets on the roof and walks the inspector through everything live on video. This is a thorough process that gives the inspector a complete view of the work rather than a quick in-person glance.
The Roofing System: Products and Process
Once the sheathing inspection is passed, we begin installing the new roofing system. There is more than one way to build a proper tile roof system, and the right choice depends on the pitch, the climate, and the homeowner’s priorities. On this project, we used a single-ply direct-to-deck Polyglass TU Plus system, which is one of the highest-performing underlayment options available for Florida tile roofs.
We do not treat the entire roof as a uniform surface. The high-flow water areas, the locations where water concentrates and moves fastest, receive additional protection. Here is exactly how we built this system from the deck up:
Perimeter (eaves): Ice and water shield goes down as the first layer around the entire perimeter before the drip edge. The drip edge is then installed on top of this first layer but underneath the Polyglass TU Plus. This layering sequence ensures that water running off the eave edge cannot work back under the drip edge and into the roof system.
Valleys: Ice and water shield is installed as the first layer in every valley. On top of that, we install 26-gauge valley metal. On top of the valley metal, after the full Polyglass TU Plus field is installed, we add a layer of CertainTeed SA granulated cap sheet to fully bulletproof the valley. Valleys carry the highest volume of water on any roof, and they get the most layers of protection accordingly.
Wall flashings: Ice and water shield goes under all roof-to-wall flashings, including the section over the garage on this property.
Penetrations: Additional peel-and-stick membrane is applied around every pipe jack, gooseneck vent, and wall flashing before those components are installed.
Full field: Polyglass TU Plus self-adhered membrane is installed directly to the deck over the entire roof surface, back-nailed to code with all laps properly sealed. This system qualifies as the Secondary Water Resistance (SWR) layer, which is one of the key features that can unlock a homeowners insurance wind mitigation discount.

The second city inspection, the metal and tin tag inspection, takes place during this phase. The inspector verifies how the valleys are installed and how the drip edge is installed. Again, this is conducted virtually in Palm Beach County Unincorporated.
Tile Installation and Inspections
Before the first tile goes down, two things need to happen. First, the eave enclosure (also called bird stop) is installed around the entire perimeter. This is the component that closes off the open end of the first tile row at the eave, preventing birds, insects, and debris from getting underneath the tile. Second, the Trim Lock hip and ridge channel metal is installed on all hips and ridges. This channel is what the hip and ridge cap tiles will eventually lock into.
Then we pop the lines, which means laying out the tile courses across the entire roof to ensure perfectly straight, evenly spaced rows from eave to ridge. This is done before any tile is permanently set.
Tile installation on this 6/12 pitch roof uses ICP Polyset AH-160 two-part polyurethane roof tile adhesive for the full field. This is a foam adhesive applied in a measured patty pattern directly to the deck, and the tile is pressed into it. There are no nails, no screws, and no penetrations through the Polyglass TU Plus underlayment across the field of the roof. The perimeter row, the first course of tile around the entire eave, receives one screw per tile in addition to foam. This is required because the perimeter row must meet a higher wind uplift resistance standard: if wind is going to lift tiles, it starts at the edge, and that first row needs to hold tight.

The third city inspection is the in-progress inspection, conducted while tile installation is underway. The inspector checks three things: the eave enclosures, the hip and ridge channel metal, and the tile installation method, specifically the foam patty size and pattern. Once we receive the green light, installation continues to completion.
Why We Added a Solar Attic Fan

Final Details, Cleanup, and Completion
Once the tile is fully installed, the hip and ridge caps are set and mortared. The mortar mix uses an oxide colorant matched to the tile color, so the mortar joints between the hip and ridge caps and the field tile blend seamlessly into the finished roof rather than standing out as a different color.
The fourth and final city inspection is the final inspection, where the inspector walks the entire completed roof virtually with Peter. They verify the mortar work, the overall installation quality, and that everything is complete per the approved permit documents. Once the final inspection passes, the permit is closed.
After the final inspection, we return to paint all pipe jacks and gooseneck vents to match the tile color as closely as possible. This is not a complex installation, but it requires attention to detail. A boot installed without the proper sealants underneath it may look correct from the outside but will allow water to migrate under the flange during wind-driven rain. On a metal roof, where water can travel significant distances horizontally before finding a path downward, a small unsealed penetration can cause damage far from the visible entry point.

Once we removed the two metal panels adjacent to the mast, the extent of the damage became clear.
